Rockwall Council Approves Secondhand Retail Business for Downtown Location

On Monday evening the Rockwall City Council held a Public Hearing to consider the approval of a Specific Use Permit (SUP) for a secondhand retail business to be located in downtown Rockwall.

The Rockwall Unified Development Code required business owners, Denise Webb and Shannon Allred, to request a SUP to operate the Worker Bee Studio as a secondhand retail store at 103 S. San Jacinto, which is within the Rockwall Downtown District.

The secondhand retail establishment will consist of new and refurbished furniture as well as home décor and accessories, and the merchandise will range in price from $100.00 to $800.00.

The front façade of the 750 square foot space building will be updated by the building’s owner and the owners of the Worker Bee Studio will renovate the interior of the building with new paint on the walls, painted concrete floors and new light fixtures.

According to the Worker Bee Studio SUP Application “The home decor and accessories side of Worker Bee Studio will encompass 45% of business and change with the seasons, holidays and decorating trends of the day. Special occasion gifts and original artwork will follow the same said trends but will only be 20% of sales and inventory for Worker Bee Studios.”

Rockwall Planning & Zoning Director, Robert LaCroix, reported, “A notice was published on January 24, 2013 in the Rockwall County News and information on the
zoning case has also been posted on the City’s website in accordance with City policy. Also, thirty two (32) notices were mailed to property owners of record within 200-ft of the subject property. At the time of this report, staff had not received any notice for or against the request.”

Without question, the Rockwall City Council unanimously approved the Specific Use Permit requested by Worker Bee Studios.
